EPC National operates from both Heywood and London (and includes Greater Manchester), which cleverly matches its company name, in a way. 

Researching about it brought forth its claim of having a total of 63 years of experience. This sounded really promising at first glance, until we realised their company filings dated back only as far as 2017; we just had to call them to get an actual feel of the service.

Although we called in a bit after its office closing, thankfully, we still landed a schedule for our teammate’s home. 

On D-Day itself, our teammate was amazed at how quick yet thorough these lads were. They thoughtfully assessed every major appliance, lighting, heating, and plumbing system with the rest of the house to get the appropriate rating.

The best part was that the whole thing was affordable, and EPC National could send our friend their certificate in a timely manner. (Not same-day, but reliably within a few days, which is fair enough).

Manchester EPC is a fairly young operation, having only been incorporated 5 years ago (as of 2025). However, this ‘youth’ didn’t stop it from providing the most energy- and non-energy related property services we’ve seen in this list.

Another thing that Manchester EPC does that others seem not to is being upfront on its service costs. The company clearly states on its website that domestic and commercial EPCs cost £75 and £144, respectively—surprisingly honest of them, saving us from faff.

Given the positive feedback from current and previous clients, we have no doubts on the quality of Manchester EPC’s service. 

We’ve yet to experience an urgent need for an EPC ourselves, but many attest to the truth of its quick (or, need we say, rapid) turnaround. As soon as payment is sorted, Manchester EPC sends its clients the finished reports within 24 hours!

David (Dave) Freeman’s Cheshire EPC has been in the business since 2008. He’s a keen energy surveyor you can call for assessments in the Greater Manc area, his local Cheshire, Stockport, and even Macclesfield.

Being a one-man team, it’s impressive how Dave still does the job efficiently, despite being open to work almost 24/7. (Or maybe THAT is the actual secret to his success? We’ll never know.)

Nonetheless, that, along with the perfect number of services he offers (we didn’t expect him to also provide Legionella risk surveys), makes asking for a quote worthwhile. Once booked, a lot of his clients have noted his punctuality and friendly demeanour.

His starting price for commercial EPCs is a bit on the higher side at £185, with the domestic EPC pricing going for as low as £60. But with a solid reputation for swiftly emailing EPC results the same day, we need not want more at the moment.

If you need a domestic EPC for your Mancunian home, then Rob Walsh (the ‘R.W.’ in R.W. EPC) is a good bloke to reach. This independent assessor has 15 years of skills that could make your homeowner’s life easier.

Rob is responsive. I called him myself, ringing in on a Thursday; he was available early afternoon the next day, Friday.

It would’ve been better for me if Rob also did Saturday surveys (so I didn’t have to call off work the later half of Friday), but I understand he also needs his work-life balance. 

Besides that, Rob’s assessment is as straightforward as it can be, with my EPC rating already uploaded to the government’s official register the same night. He even referred me to the best A/C repairmen he knew, as I needed one then.

Now, the final rate I paid is quite affordable since Rob’s service starts at £50, but your mileage may vary.

This energy surveyor specialises in domestic or residential property EPCs only. Therefore, you’ll need to reach out to other professionals if your property is commercial. 

Nonetheless, we actually like what EPC Manchester offers because of its budget-friendly pricing. £55 already gives you an EPC assessment for a three-bedroom home—something you don’t see as a typical offer in other EPC providers!

Moreover, its floor plan design is also very affordable at £40. (Pro tip: You need an architect if you actually want detailed, technical drawings of your home.)

Once you book EPC Manchester, you’ll be working with Muhammad, the company owner himself. He’s an efficient delight of a service provider, leaving his previous clients with nothing but good words about his work.
