The Top 5 Home Inspection Services in Manchester for Surveys that Go Beneath the Surface

  • Qualifications - A home inspection service must have the right training and background to ensure they can inspect and survey homes properly.
  • Range and Quality of Services - The more offerings, the better for the client because they can provide the right services. We also inspected the quality of inspection to ensure they can provide accurate reports.
  • Availability - A service that’s open the majority of the week and arrives right on schedule gets a thumbs up because lateness is frowned upon in this house.
  • Fees - A home survey with prices that match the quality of service gets the seal of approval to make sure you get the best value for money.

Before finally making the purchase, you need to see if the property is up to standard. It would be a shame to find defects in your home after you’ve signed the papers, and that could come with a hefty price tag! Yikes!

Don’t make that mistake! It’s better to fork out a couple of hundred pounds than thousands.

So, we’re sharing our trusted home inspection services in Manchester, which can see all the major and minor issues, because when you buy a house, it should be in cracking shape—not literally!

Site Snagging Inspections caught our eye due to their expertise. They’ve been in business for almost two decades, and they’ve received the trust of Savills, a large real estate company in the UK.

It wasn’t a shock, honestly, because we’ve seen top-notch work from them. They were thorough with every nook and cranny, from chipped flooring to patchy paintings.

Their reports are brilliant as well, and are usually sent within the day. They adhere to image-based annotated reports, which gets the approval from our team because it means the issues on the property are better and clearly explained.

While we’re in favour of their offerings, surveying apartments and houses, they’re still not as extensive as we were hoping. We get it, since they’re a snagging company, so they work on new builds.

The prices are decent—you get what you pay for, but they only accept bank transfers. The availability? Fantastic. They’re open daily, so the schedule isn’t an issue here, even for busy clients.

Pros

  • Open daily
  • Trusted by real estate giants
  • Image-based annotated reports
  • Reports are usually sent within the day

Cons

  • Bank transfers only
  • Limited range of services

Great from the start

“Ged was great from the start. He was quite patient as the developer kept giving him the runaround. His advice pre-survey was also good. I received the snagging report quickly after the survey. I liked the summary at the beginning as well as the detailed report with pictures. I would definitely use him again.”

Professional and very detail-oriented

“We are very much satisfied with GED’s professional service. He is professional and very detail oriented, and he was very patient about explaining the process and situation to us. We’re glad to have him for inspecting for our property. We have no doubts in recommending Ged to all new property owners 😊”

Things are all sorted at Quality Home Check, as they offer comprehensive inspections for pre- and post-completion, re-inspection surveys, and drone inspections. They’ll inspect the interior and exterior of the house, from the driveway to the plumbing.

They’re accessible for flats and houses, but since they’re a snagging company, their offerings are pretty limited, since there isn’t thermal imaging. It’s not a massive deal, considering they offer drone inspections to sort out high places, like roofs.

But how was the quality of service? Brilliant because they caught even the smallest defects. From what we’ve seen, the reports were thorough, came with images, and were produced quickly.

A unique service is that they offer hard copies of their reports for an additional fee (it’s not a lot, though). You’ll receive it quickly, in just two working days.

We want to highlight their solid communication skills. Their team was responsive, offered advice, and patiently answered even the smallest queries—and they’re open daily!

Pros

  • Offers drone inspections
  • Very thorough reports
  • Offers hard copies of reports
  • Good communication skills
  • Open 7x a week

Cons

  • Limited range of services

Made everything go very smoothly

“I chose David for my new house inspection and a lot of neighbours did in our site. David made everything go very smoothly knowing how much stress it is to buy a new property. He was so kind and promptly replied to all of my questions, queries and worries related to the property before he even did an inspection. David also sent an inspection report same day after he visited the house, so all snags could be reported and dealt asap. He noticed way more issues with the property than we ever could. I was surprised how easy it was to communicate with David!”

Eagle G, Google Review

Very thorough and detailed report

“Following a quick call to David who talked me through not only the pros and cons of pre and post snagging, but also the detail in which he would be going into, we had no hesitation to book him to check out our new build Miller Home in Consett Co. Durham. A very thorough check and detailed report followed promptly after his visit which lasted around 5 hours at our property. We got a post inspection completed and we are very happy with the results of David’s visit.

Would definitely recommend to family and friends.”

Since 1994, Aspire Surveyors has been operating in Manchester. They’re an accessible service, with a location in Deansgate, although they’re closed on weekends.

As an independent surveyor, they can provide unbiased reports. Basically, they work for you, and not for real estate agents, so expect impartial reports, which we’ve seen here.

Their services vary, but they have it all, offering valuations for RICS properties, probate, matrimonial, and shared ownership. It’s their quality reports that stood out to us, and you can see why.

The reports they’ve given have been informative and thorough. Clients noted that these were delivered very quickly, most within the same day.

Budget-wise, they’re a smart choice, as their fixed fees were pleasantly surprising, since these make things transparent. It’s a bummer that images are an add-on for £50, though.

Overall, they’re easy to deal with. If you fancy a home inspection service that’s flexible, professional, and with no fussing about, they’re worth a shot.

Pros

  • Independent surveyor
  • Informative reports
  • Delivers reports quickly
  • Offers fixed fees
  • Easy to deal with

Cons

  • No weekends
  • Images on reports have an extra fee

A 5-star service

“A 5 star service from Brendan at Aspire Surveyors. His swift action helped prevent the collapse of a prolonged sale. I can’t recommend Aspire Surveyors enough, very professional, reliable and reasonably priced! Thank you.”

When talking about independent home inspections, CJ Bloor Property Consultants stood out. Why? Their services are impressive in range and quality.

For instance, they offer homebuyers and building surveys, RICS valuations reports, and Help to Buy valuations. They can inspect a home and make the whole process smooth for any client, whether through an equity loan or if they simply need to see the value.

When it comes to accessibility, they’re an 8/10. We have to reduce the points since they aren’t open on weekends, but they do have a large team of surveyors, which means there’s someone available during packed schedules.

The reports we’ve seen have been fairly consistent. These were comprehensive and didn’t miss the tiniest details, which is really what we want here.

We also admire their prices, which are reasonable for the kind of thorough reports they’ve delivered. If you compare them to other home inspection services in Manchester, they have one of the most decent prices.

Pros

  • Offers a wide range of services
  • An Independent surveyor
  • Easy to book
  • Prices are reasonable
  • Consistently informative reports

Cons

  • No weekends

Great communication

“Great communication, very detailed survey results and report received two days after the survey was completed. I couldn’t be happier with my experience for my level 2 survey on a new home purchase, from initial quote to completion CJ Bloor was exceptional!”

The whole process was professional and efficient, and we feel very confident moving forward with our purchase. Highly recommended and we would definitely use them again.”

There’s a reason why My Professional Snagging Company made it to our list: their extensive services. Once you see all their offerings, you’ll understand why.

Some of their services include post-completion inspection, snagging surveys, and re-inspection surveys, as well as drone inspections and thermal imaging as extras. That’s a lot, no? All these make them highly available to buyers, landlords, and sellers.

Their experience is also brilliant, considering they’ve inspected homes all around England and Wales. You can see their expertise in their reports as well, which have been in-depth and include the tiniest details, showing their meticulous skills.

We think their delivery is quick, which is 48 hours. However, compared to other home inspection services in the area, we think it could be faster—even their most expensive package doesn’t offer same-day delivery.

It’s not too big of an issue, given they’re still on time. And since they’re open daily, they can deliver these on weekends.

Pros

  • Exensive services
  • Offers thermal imaging and drone inspection
  • Wide coverage area
  • In-depth reports
  • Open daily

Cons

  • No same-day delivery of reports

Took his time and didn’t rush through

“Highly recommend! Marcus was great and picked up on things we’d not been aware of, both inside and outside. Great to have a thermal imagining and drone view included at no extra cost. Took his time and didn’t rush through the house either. Detailed report that was easy to follow, and given within 48hrs of inspection (even on a weekend).”

Definitely worth the money

“I booked with the professional snagging company after my previous snagger didn’t respond. I booked an appointment within 2 days after a phone call with them. They were very helpful, answered my questions politely and rang back when they missed my initial call. Reasonably priced and is definitely worth the money for a new build home. They found a lot of snags which we never would have that quickly. I was very impressed with the man who came and took a look at our house. He also was polite and answered some general questions we had that weren’t about the snagging job itself. Highly recommend and reliable.”
